Flat Fee (FSBO) MLS Listing Service Fees
NOTE: In order to keep our prices low we require that certain Policies and Procedures be observed by both our Agents and our Clients. We would like you to know those policies in advance to avoid any confusion about our services. Please scroll to the bottom of this page to review those policies and procedures that we require adherence to.

ALL MLS Listing Packages Include (unless otherwise noted):

  • Individual Property Websites that you control.

    Example Property Website

  • All listings are set up in the MLS so they do not appear to other Realtors like a they are a FSBO on the MLS.

  • Listing on the MLS and on these websites:
    • REALTOR.com - maximum of 6 photos can be displayed
    • NetOffer.com
    • DallasNews.com - the Dallas Morning News website
    • AOL.com - America Online
    • MSN.com - Microsoft Network
    • WSJ.com - Wall Street Journal
    • 100s of local real estate company websites
  • 10 Digital Photos - just email them to us and we handle it for you.
  • CMA - Comparative Market Analysis
  • NetOffer Yard Sign - much better than a For Sale By Owner. We will mail it to you within a week of the listing.
  • CSS - Central Showing Service - handles appointments for Real Estate Agents and Brokers showing your home.
  • 1 hour (minimum) of professional consultation related to any real estate issues (as noted in Package Details).
  • No charge for delivering offers and counter offers between you and other real estate agents and other buyers.
  • Open House Calendar allows you to advertise your open house to visitors to the NetOffer (only) website.
  • Online Access to NetOffer where you can manage the Price, Description and Status of your MLS Listing.
  • NOTE: Package prices are valid ONLY for Single Family Residential Properties for Sale in the MLS System.
  • NOTE: Lease listings in the MLS are the same price as For Sale listings. There is no discount for adding a For Lease to a For Sale listing. Lease listings require a complete separate set of listing documents and data must be entered a second time into a separate system.
  • NOTE: Multifamily Residential Properties have a $200 surcharge added to the Package price. Multifamily is considered Duplex, Triplex, Quadplex, or Apartment. This is required due to the additional time that we incur answering questions from Agents and Investors.
  • NOTE: Farm/Ranch Properties have a $500 to $1,000 surcharge added to the cost of any of the Residential listing package fees. The Surchage will depend on the number of buildings, parcels, and the amount of time required to obtain the necessary data to complete the listing.
  • NOTE: Commercial Properties have a $1,000 surcharge for listing on the MLS system. This is required due to the additional time that we incur answering questions from Agents and Investors.
  • NOTE: Seller may Cancel listing at any time for any reason without any additional charge.

  • Yard Sign

    The yard sign is made of corrugated plastic, measures 18 inches tall by 24 inches wide and fits in a standard 18x24 metal frame. Metal frames can be purchased at Home Depot, Lowes, Sign-a-Rama, Fast Signs, etc. Cost of a frame is about $16-$20. H-Wire frames cost about $5 and can be purchased at any 'sign-shop'.

    Yard sign is mailed within a couple of days of listing and takes about 1 week for the postal service to deliver. You may stop by our offices in Richardson to pick up a sign if you want to speed up the process.

    Info-tubes and brochure boxes can be purchased at Home Depot or Lowes and would require that you use a metal frame rather than an H-Wire stand so that you have a sturdy structure to attach the tube or box to.

  • Comparative Market Analysis (CMA)
  • All Contracts and Forms
  • A VIDEO of your Home using up to 10 digital Photos provided by you.

  • The VIDEO is referenced as a Virtual Tour in your NetOffer Listing.
  • The VIDEO is referenced in the MLS and on REALTOR.com.
  • Special REALTOR.com Features:
    • Open Houses (1 per weekend) on REALTOR.com
    • Scrolling Banner on REALTOR.com
    • Headline shown on the Showcase Listings frame on REALTOR.com
    • Expanded Description (up to 2500 characters) on REALTOR.com
    • Put your Name & Ph# in the Listing on REALTOR.com
    • See an EXAMPLE LISTING with the special features described above.
    • The VIDEO is referenced in the Expanded Description on REALTOR.com so that prospective Buyers can easily go to the NetOffer VIDEO Classified Ads to view the VIDEO.


    Optional Services include:
    $100 - Terminate & Relist Fee - this fee is charged during a listing if you want to temporarily cancel then relist the property to generate a new MLS #. This fee does not extend the expiration date of the initial listing.
    $100 - Combination Style Key Lock Box (purchase) - makes it easy for Agents to show your home. (NOTE: Get one at Home Depot for $30. Save yourself $70 and save us a trip to your home.)
    $150 - Electronic Lock Box (rental) - makes it easy for Agents to show your home. (We have to install it and retreive it up when finished.)
    $75 - Metal Framed - Yard Sign (DFW Area Only)
    $400 - Surcharge for Buyer's Agent Commissions below 2%
    $100 - Vendor Database Listing Fee
    $200 - Multi-Family Property Surcharge - added to the cost of any of the Residential listing package fees.
    $500 - $1,000 - Farm/Ranch Property Surcharge - added to the cost of any of the Residential listing package fees. The Surchage will depend on the number of buildings, parcels, and the amount of time required to obtain the necessary data to complete the listing.
    $1,000 - Commerical Property Surcharge - added to the cost of any of the Residential listing package fees.
    $150/hr - Professional Services (OPTIONAL):
  • The sale of most homes takes less than an hour of Professional Service time. Unsually, one hour of time (included with Package B) covers all Professional Services time required if the first contract presented is accepted, so long as no serious complications arise.
  • Professional Services not specifically included in the above detailed list of services are offered at the rate of $150/hour and are billed, in advance, in one hour increments and added to your pre-paid Professional Services Account balance for use as needed.
  • Professional Services are detailed as used and will be charged to your credit card in one hour increments in advance of usage.
  • Professional Services are tracked with an automated system that notifies you each time our services are used, detailing the time used and the purpose of the service, then you are sent an email showing the date and time of service, purpose of service, and remaining time available in your pre-paid account balance.
  • You are not required to utilize the Professional Services of any Realtor simply because you have a relationship with that Realtor. This means that you may, at any time, elect to retain the advice and services of another professional for any reason without the need to provide an explanation to the Realtor who lists your home on the MLS.


    We recommend that you offer Buyer's Agents a commission to them to show your property to their prospective buyers. We recommend that you offer a commission of 3%. All commissions are negotiable, however, you must notify Buyer's Agents in the MLS listing the amount of the commission that you have agreed to pay. Once stated in the MLS the commission is no longer negotiable.

    Policies and Procedures: related to MLS Listings & Changes to Listings:

  • We promise to list your home on the MLS not later than the next business day from when you complete ALL steps. But you must complete ALL STEPS before we can make that guarantee.
  • We will attempt to list the same day if you get ALL documents and photos to us prior to noon that day, but we will not guarantee the listing until the next business day.
  • We DO NOT list properties on the MLS over the weekend. Cutoff time for the Weekend is 5:00 PM on Thursday.
  • BE ADVISED: REALTOR.com and other websites may take several days to get your information from the MLS system. We do not guarantee immediate posting of your MLS information on REALTOR.com or any other website. REALTOR.com is the slowest website to display your MLS listing data. It often takes several days for REALTOR.com to obtain and display both the data and the photos. Please do not call us to 'alert' us that your MLS listing is not on REALTOR.com until at least 4 business days after your listing.
  • We DO NOT list properties with incomplete documents... NO EXCEPTIONS!
  • YOU MUST VERIFY the accuracy of your home's details prior to our listing it on the MLS. Verification requires that you review the MLS Listing Details on our system then click the [Publish to MLS] button to notify us that the information is correct.
  • We allow you to change the Price as often as you wish.
  • Photo changes are limited to reasonable frequency based on common sense.
  • MLS 'Public Remarks' Descriptions may be changed not more frequently that every month.
  • We can not violate the above policies and procedures without charging special surcharges for our time. No EXCEPTIONS!
